Originally this project was laid out for a large rear addition to the home. After several revisions it was decided to knock the majority of the existing home down and build a new 2 storey craftsman style home building around the original foot print. Major factors were maximizing views of Okanagan lake and providing functional space for family and entertaining.

 

Flywheel services included design, permit applicaiton and tendering assistance.

 

Challenges - Steep slope required Geotechincal review, new septic system to be designed away from slope area, budget.

    Working on four separate layouts. The owners explored potential options and costs for an interior renovation vs. a side addition. It was decided to add out to the side in a phased process.

    New Single Family - West Kelowna

  • <p>This owner builder project was required for storage of tack and feed as well as cover for their horses. The terrian was difficult to work with but the view lines were to spectacular to not include a studio above.</p>

<p>This project will incorporate a rain water storage unit and eventually a solar system.</p>

    Westbench Accessory 2009

  • <p>The owners of this home will be acting as the General Contractor. Mike and Anne Marie purchased this lot in Osoyoos a number of years ago as their retirement home. They engaged Flywheel in the spring of 2009 and worked on developing a unique modern style home. The nature of developing on a steep infill dictated the basement layout to flow into the neighbouring lots. Energy efficiency was a major factor in the design and this house will be constructed for 8" Insulated Concrete Forms (ICF) from Nudura. A suspended slab - Fortruss system - was used to gain a bonus room under the garage.</p>

<p>Passive Solar rough-ins have been installed for future development. As well as a tankless Navine hot water system.</p>

<p>Nadine Andrews of Design Evolution was brought on the project and helped to create a functional space that met all the owners needs.</p>

    Osoyoos Single Family

  • <p>We started planning this project during the busiest time of the building frenzy. The original design went from a 3 bay garage with loft to  a two car garage then back to large 3 bay garage.</p>

<p>Project requirements - John and Candice Folkins referred FBS to work with the homeowners to resolve their design and city requirements for permit. Although the original house built by Faudry Homes was in excellent structural shape, it did not maximize the view potential. The owners also wanted to create more entertaining space as well as expanding the master bedroom.  They also wanted to update the 90's style stucco look. A kitchen renovation was thrown into the mix, which impacted the overall budget.</p>

<p>Challenges - This project had a number of issues to overcome besides budget and design. The site was restrictive as it backed onto a steep bank and had a septic system which requires a 10' minimum setback. The city of Kelowna required a fire hazard covenant, goetechnical assessment and a Development Permit review as well as a structural engineer.</p>
<p> </p>
<p>Solutions - The design revolves around two main areas. One is the redevelopment an expansion of the master bedroom and deck which matched the current home style. While the second rear family room addition incoorporates a more modern look to match the neighbouring property.</p>

<p>In late 2009 a deck and hot tub area was added to complete the exterior living space.</p>

<p>FBS was referred to assist homeowners update the 10 year old "bachelor" home and finish up the basement. Specific needs where to add home office, bedrooms and play area (including indoor hockey room) as well as a new kitchen, ensuite and update to finishes. Existing problems with low water pressure, air quality and an ineffective forced air heating system were also to be addressed.</p>
<p> </p>
<p>In conjunction with Folkins Construction, FBS developed a plan to maximize space and spec high end finishes to meet the clients dreams.  Improvements were made to the electrical and ventilaiton systems as well a high efficiency furnance and tankless hot water system.</p>

<p>Conceptual designs and models were developed for a proposed second storey addition to this 60 year old bungalow. However, it was eventually decided that  a garage/workshop addition and re-development of the existing main floor and basement would be sufficient to meet the needs of the homeowners.</p>

<p>Project included a full renovation to exterior and interior with new roof structure and upgrades to elec, heating and plumbing systems</p>
